We’ve got you covered with complimentary fishing poles, stand-up paddleboards, kayaks, a 2-person canoe, some life jackets available (for kids and adults), and water shoes, all stored in the outdoor shed. (these items are on the property and at no cost but we have no guarantee of their availability or functionality due to frequent use)

Our standard policy requires a minimum stay of two nights. For guests without prior rental history or reviews, we require a $500 refundable security deposit, which will be returned upon checkout, provided there are no issues. **Early Check-in/ Late Check-Out**
We know you`re excited about your vacation and want to get the most out of every moment but due to the size of the property it does take us several hours to clean and restock it between guests.
Early check-in or late check-outs can sometimes be accommodated for a fee. This fee covers the additional crew it will take to get things turnover for you or after you.
This fee is $50.00/hour. If you would like to request an early check-in or late check-out please give is as much notice as possible and we will make every effort to accommodate you.

**Pool/Spa Safety** Please note! If your rental has a pool or hut tub, these properties may not have covers and may not be suitable for those that are unable to swim. Please do not allow children under 16 to swim or soak without constant supervision.
To avoid hyperthermia, guests should limit hot tub use to 15 minutes. Please step out if you feel dizzy, or weak. This is not a full list of safety guidelines.
**Other Equipment/Recreational Gear** Complimentary or for-a-fee equipment/gear may be available for your rental. Voluntary use of said equipment releases owners and property managers of any liability. Please enjoy yourself and return all of the used items to their original space.
**Pet Policy** Unfortunately, pets are not allowed in the property. Allergy Alert: Please be aware that service dogs are permitted by law so we cannot ever guarantee a perfectly hypoallergenic space. Though not required, please be courteous if you are traveling with a service animal and let us know in advance so we can leave out furniture covers. Service animals may never be left unattended in the property and must accompany their handlers at all times. Emotional Support Animals are not permitted, only those required for a disability or other medical condition that are specifically trained to assist their handler. Thank you for your understanding!
**Smoking Policy** Smoking is strictly prohibited inside the house. Guests may smoke/Vape outside but must dispose of cigarette butts properly. Fees up to $1000 will be imposed for clean up or odor removal.
**Unauthorized Guests** Only registered guests are allowed on the premises. If you anticipate visitors, please let us know in advance. Per Airbnb, all guests must be listed on the reservation, to do so, send them an email invite to join your group via the app.
**Quiet Hours** To maintain a peaceful environment, the county enforces quiet hours from **10:00 PM to 7:00 AM**. Please enjoy yourselves to the fullest but keep outside noise to a minimum.
**Respect Our Home** Please return the property in the same condition as you received it. Additional fines or fees may apply for excessive cleaning or damage.
**Grill Use** If you use the grill, we kindly ask that you clean it afterward. Grill utensils and propane are provided. Please be sure to turn propane off and dispose of cool ashes in the receptacle.
**Fire Pits** Due to the dry nature of the Texas Hill Country and Texas in general it is the guests responsibility to check the Fire Ban status before using fire pits. This will help you avoid fines and fees that may be imposed by the city/county. Contact info will be in our Welcome Guide.
**Patio and Trash** Please straighten up patio and lawn chairs and throw out any trash before checking out.
**Personal Belongings** Ensure that you remove all personal belongings before you leave. If you find that you`ve left anything behind, please contact us right away. We will hold lost items for **72 hours** and can arrange to send them via mail for a fee.
